If you are a parent or student looking for housing near FAU, stay far away from this complex. We paid a $175 application fee in good faith, assuming we would receive professional communication. Instead, it has been almost impossible to reach a live person. The leasing office hides entirely behind automated bots and automated phone systems that systematically disconnect your calls. On the rare occasions we managed to reach a live representative, we were promised prompt follow-ups that never occurred. Our requests for updates have been completely ignored, yet they kept our money instantly. The complete lack of baseline communication and administrative negligence is a massive red flag for how they likely treat actual residents. We are withdrawing our application out of necessity and filing a formal banking dispute for services not rendered. Unacceptable business practices.

This is my first ever time leaving a negative review for anything. That’s how bad living here was. If you’re looking to live at Axis, the best advice I can give you is not to. My roommates and I (all girls in our early 20s) have lived here for two years and every day was a nightmare. Management was not only extremely unhelpful, but quite frankly rude to us on almost every occasion we were in contact with them. While living here we had a man peeking into our windows and we had our apartment broken into. The front desk was alerted on both occasions and did nothing to help us, compensate us, or make us feel more safe/secure in any way. We also had several issues with maintenance. Our dishwasher, laundry machine, and air conditioning repeatedly failed and on most occasions maintenance took days to come or didn’t come at all. Despite being very clean, we constantly struggled with dust, mold, and bug infestations. When they tell you they have valet trash they actually mean a few guys come around with a pickup truck 5 days a week and will maybe grab your trash. Majority of the time the pools are dirty or closed. The gyms rarely have working equipment. The gates are left open 24/7 and I have seen people come into the complex through holes in the fence on more than one occasions. We thought we were finally done dealing with Axis when we moved out but turns out we are still dealing with issues including a $900 bill??? Moral of the story: don’t live here :)

Extremely disappointed and dissatisfied with the service this complex has given us over the last 2 years of living here. Many issues including broken air conditioner, broken dishwasher, garbage disposal, washing machine, dryer over and over again. Issues were not fixed in a timely manner whatsoever and took multiple calls and maintenance orders until anyone even acknowledges the issue. On top of this, we just finally moved out and were left with a $900 bill which just makes absolutely no sense and is not justified. Lack of communication and lack of courtesy is the biggest issue here and should not be the treatment that the tenants are receiving considering the prices we are all paying.

I am a new resident and would like to thank the entire team, especially ZaZa, the Property Manager. She was incredibly helpful and handled everything beautifully, making the process of finding my 1/1 apartment easy and pleasant. The property is absolutely beautiful the lake in the center, the trees surrounding it, and the pickleball area all make it an amazing place to live. I truly appreciate all the support. Living at Axis Delray has been nothing short of a nightmare. This is my experience after 8 months of continuous living here.- Upon move in the assistant property manager mentioned the the apartment wasn't ready, and still being cleaned, mind you this was on move in day. After given the clear to enter the apartment, I walked in astonished, discovering many things, - a broken dishwasher that reeks of mildew, mold on the carpets, advil pills scattered all throughout the flooring, droppings in both showers, paint splotches on the tile, stickers on mirrors, and much more. After hundreds of calls in order to get in touch with the front office/maintenance, I gave up as they do not pick up and if they do, it's after 20+ calls to the same number. After strenuous activity and multiple trips back and forth from my apartment to the leasing office, the head of maintenance said all problems would be fixed. Luckily, I was going on vacation. In the current condition the apartment was in it was inhospitable. Upon return from vacation, I walk in, and only a few of the issues were solved. Noisy neighbors, random unauthorized people that walk around the street and blast music late at night, squirrels rummaging through trash that has been left out for weeks, trash all over the stairs(there are no cleaners), exit signs dangling from the roof (has not been repaired for 8 months since I moved in). This complex is dilapidated, beyond run down and by far has the worst maintenance/communication I have ever experienced from any property. The only benefit of living here has been its proximity to the beach/Ave. DO NOT MOVE HERE! You will be guaranteed frustration, filthy living quarters, complete lack of communication, complete lack of accountability and a management staff that exists in name, but really doesn't exist. Don't be fooled by the initial model home walk-through. This is not the unit you will get and is a complete pipe dream that they show you to lure you in.. if I could leave 0 stars I would
