The following will constitute grounds for termination of this agreement:
a) Any delay in payment of the price or any other amount the Resident is obligated to pay beyond seven days.
b) Any serious non-fulfilment provided for in the In-house Regulations.
c) Any alteration in the use made of and/or the purpose to which the accommodation or any of its characteristics is or are put.
d) Non-fulfilment by any of the parties of the essential obligations of the agreement.
e) Should the Resident engage in illegal activities or any that compromise the health of other Residents, the health, safety and security, hygiene and integrity of Xior The Lofttown Residence or compromise peaceful coexistence
in the Residence.
f) Any act or omission regarded as a minor offence or an offence by the applicable criminal legislation on the date that any such act or omission takes place.
g) If a Resident is found guilty of committing a minor offence or an offence, they will be definitively expelled from Xior The Lofttown Residence.
h) Any other obligations provided for by the legislation in force, in this agreement or in the In-house Regulations.
i) The ruin or loss of ownership of Xior The Lofttown Residence by Minerva Student Housing S.L for reasons not attributable to it.
In any event, the agreement may not be terminated without prior written notice, which may be served by means of electronic systems to the email address provided for this purpose in this agreement. If the agreement were terminated, the Resident is obliged to evacuate the accommodation assigned pursuant to this agreement within a maximum term of 24 hours as of the notice of the termination unless the reason for the termination is that which is established in section.
